a yearly tradition and one of our most-anticipated features. The entire magazine is filled to the brim with photos of the winning projects from our 2012 Best Before-and-After Contest, which showcases the best of the best local makeovers. So, while some of our regular departments may be missing this month, I think you’ll be glad we made room for this special package. The Best Before-and-After Issue is one of my favorites to put together, too, starting with our call for entries, which happens around December or January each year, and continuing through to the judging, which, I might add, is done by an independent panel of industry experts. Multiple entries were allowed, but all names and identifiers were removed for judging, meaning each project was evaluated on its own merits. Although I don’t have any sway over the results, I do enjoy sitting in on the judges’ discussion. This year, I heard things like: “That’s a dramatic difference.” “Looks like there was a lot to overcome here.” “I’d love to see more projects like this.”

The center offers programs and services for residents of all ages in the Bolton Road community in Northwest Atlanta. This year’s makeover focused on a bedroom shared by four children. For the project, the MODA Floors & Interiors team patched and painted the walls, replaced the carpet and purchased furniture and bedding. MODA interior designer Theresa Minkoff decorated the room based on what the kids described as their “dream bedroom.” In addition to MODA staff, painters and carpenters supplied by Sawhorse Inc. eeking to carve out additional living space within the existing floor plan, the owners of this home chose to finish their basement. Paisley McDonald, of Designs by Paisley, was brought in to prepare the design and layout of the space, and the plans were executed by builder Paul Mathew, all over a period of six months. They wanted a place to retreat and entertain that was different from the upstairs. The result is fun and unexpected, with a color concept of rich reds, wines, purples and earth tones inspired by the landscape of Arizona, where the homeowners used to live. To make the most of the space, some structural modifications were made. “In order to achieve an open floor plan, we removed a wall between the bar and TV area,” says McDonald in her contest entry. “We made the windows, bar and custom niches focal points so that if you were to sit in any area of the basement, you would have a nice view.” Besides the living and entertaining space, McDonald added a special feature to the design: a spa with a steam shower in the basement bathroom. Now, the homeowners can enjoy this luxury in the comfort of their own home, saving them a trip to the gym. “The basement was a huge success, and [the homeowners] receive compliments all of the time,” says McDonald. “I really enjoyed working on this project and the freedom the client gave myself and the builder to accomplish this look.” www.atlantahomeimprovement.com

efko Renovations designed and built this basement, which was previously unfinished, in five weeks. Included in the space are a home theater, bar and entertainment area for family and friends as well as a convenient powder room. The floors are red-oak hardwood, while the cabinets, built-ins and millwork are maple with “New Cherry Lyptus” stain custom made by Timberland Cabinets. The bar, stair treads and bookcase/theater console are topped with Black Galaxy granite by Premier Surfaces. A palette of Sherwin Williams flat paints, including Dormer Brown (SW 7521), Burnished Brandy (SW 7523) and Dhurrie Beige (SW 7524), was used on the panel trim, walls and ceiling. Home theater equipment is by Home TheaterWorks.

rade A Contractors Group LLC received a request to turn a partially unfinished basement into “a unique and extraordinary home entertainment center… that reflects [the homeowner’s] attention to detail and European, Old World style.” The space also needed to appeal to the homeowner’s two teenage children, who would be using the space as a safe place to host friends. Due to the house’s age, there were large cracks and uneven areas across the existing slab. However, the team resolved these challenges and finished the basement with a mix of reclaimed wood and bricks along with “today’s requirements for elegance, style and convenience.” The project, which took 12 weeks to complete, now includes features to please both the adults and younger members of the family, including a home theater, spa and wine-tasting room with climate-controlled storage.

his master bathroom project was part of a whole-house renovation that was designed and built by Lefko Renovations in eight weeks. The original bath had a poor layout, with closedoff spaces and walls dividing the walk-in closet and his-and-hers vanities. The homeowners wanted to open up the space, relocating the walk-in closet as needed and adding a separate shower and tub and an enclosed water closet. Setting the stage for the improved bath are 12-by-12inch Bianco polished marble floor tiles by Zumpano with a silvery gray grout. The vanity cabinets were custom made by Timberland Cabinets, and the vanity tops are New Caledonia granite with a ¼-inch bevel edge by Premier Surfaces. The oil-rubbed bronze faucets are from Fontaine Cambridge’s Cape Cod line, and the paint color is Northstar (SW 6022) matte by Sherwin Williams.

his small project by Regents Renovation Company was part of a kitchen-and-bath remodel finished in 2010 in East Atlanta. Updating such a small space without making it feel too confined was a challenge, but the team packed plenty of features in the existing floor plan. A soft-blue color palette was selected to create a calming effect, and a standard-size Jacuzzi tub was installed to fit the space as well as provide relaxation. A Kohler Devonshire pedestal was chosen so that a standard-size (21-inch) sink could be used and to provide clearance for the bathroom door to open. A standard rectangle design would have required the use of a low-profile 18-inch sink, which would have looked too small and decreased functionality. Beadboard wainscoting adds charm and matches the cozy cottage style of the rest of the home.

he challenge of this dining room project was to create a boutique-hotel-inspired space to serve eight comfortably and beautifully while creating depth and perspective in an otherwise “bowling alley” type of room. Claire Bell, of Chic Abode Interiors, accomplished this by adding a wall detail with moldings and a Lori Weitzner Cascade wallcovering topped with a sleek starburst mirror and nickel sconces by Global Views. Furniture by Fairfield and Hooker along with custom silk drapery panels made with Stout Fabrics round out the space, which focuses on the simple geometric shapes and textures that the client loves. refreshed exterior is the icing on the cake for this whole-house remodel in the Loring Heights neighborhood of Atlanta. Seeking to give the homeowners more space and a new look to prepare for the arrival of their newborn son, Glazer Design and Construction raised the ceilings of the main level of the home and added a second story that includes three bedrooms and a sitting area. The task was challenging because of the age of the home, which had floors and walls that were not level. Along with increasing the amount of living space, the company sought to preserve the style of the remodeled home to fit in with the rest of the neighborhood. The all-brick staircase adds drama with flared steps and wrought iron railing, welcoming visitors with panache. his rustic hideaway in Cumming was in need of a major facelift, so the owners called on Leisure Time Decks to help. The company’s work enhanced the exterior of the home while also making it more livable. The front porch’s old wooden floor was replaced with new flagstone flooring and the undersized 4-by-4 porch posts were swapped for new Craftsman-style tapered PVC columns on stacked-stone piers. good bit of structural work had to be completed in this Sandy Springs kitchen and the surrounding living space prior to the installation of the new cabinetry, countertops and other components. The old double-hung windows had to be removed along with the support beams and main bearing walls to open up the space from the living room to the kitchen. Meanwhile, another part of the space had to be closed off to open up the kitchen to the breakfast area. Despite the challenges, the team tackled the job and made the new design come to life in three months. The new space boasts floor-to-ceiling Crystal cabinets with integrated refrigeration, undercabinet lighting, Rocky Mountain hardware, three-piece crown molding and Darryl Carter and Visual Comfort lighting fixtures. he original home on this property in the Moores Mill area near the Chattahoochee River was destroyed by a large flood in the fall of 2009 and was completely rebuilt in the summer of 2011. Regents Renovation Company was called on to design and build the home’s new, modern-style kitchen, which the homeowner’s wanted to be bright and warm with clean lines, glass and easy maintenance, all without breaking the bank. IKEA’s ABSTRAKT cabinetry was used throughout the space with many custom applications, including a banquette made with repurposed pantry cabinets from the collection. Another custom touch includes the removal of the back of one of the pantry cabinets off the kitchen to provide access to a large walk-in closet, which houses ingredients for the owner’s pesto-making business. ABSTRAKT cabinetry was also used for a buffet table in the dining room and an entertainment center in the adjacent family room, which helps unify the space.

he main objective for this project in Roswell was to update the kitchen and enlarge it to allow the whole family to prepare meals together—without adding square footage. CSI Kitchen & Bath accomplished this by incorporating extra space from the garage and eliminating an existing powder room and half of a split staircase. By moving the existing kitchen/laundry wall back and also relocating the entrance door from the garage, the team generated enough space in the kitchen for an island with seating, ample walkways and plenty of counter space between the sink and new cooking area.

his project, designed and built by Outdoor Advantage at a home in Dacula, is a one-of-akind, to-scale mini replica of Sanford Stadium. It is equipped with field goal posts, pylons, turf, a custom painted “G”, a custom field bench, an observation deck, custom lighting, field lights as well as a playground area. It took the company nearly two months to complete the transformation, which is a football haven for the homeowner’s young son inspired by his favorite college team’s iconic stadium. he homeowners’ original goal was to solve drainage issues created by water flowing into the yard from neighboring lots, creating a virtually unusable backyard. However, since the couple entertains frequently and there was no transitional space between the interior and exterior of the house, an area for relaxing with friends and family was added to the list of improvements. For help, the couple turned to MOSAIC Group [Architects and Remodelers], a company that could provide both indoor and outdoor design and construction services. The team came in and changed the direction of the water flow so it did not drain toward the structure. The yard was resodded, new lighting was added and the existing water feature was modified. Three areas, anchored by an outdoor fireplace, now define the space: a covered outdoor living room; an outdoor patio for dining; and a combination grill-and-bar area. New materials were tied in with existing materials to create inviting outdoor spaces that appear always to have been there. Today, the couple no longer has to deal with drainage issues and enjoys an additional 1,000 square feet of living space outside the house.

ith a client that is an avid gardener who spends a lot of time outdoors, Terri Ervin, of Decorating Den Interiors, came up with a way to bring the beauty of nature inside with a “night-time garden”-inspired library room. Ervin started by painting the walls black, which works because the room is used mainly in the evenings and coordinates with the night-time garden theme. She then framed several night-time photographs of the U.S. Botanic Garden and highlighted them on a large section of one of the walls papered with a luxurious pine-green silk grasscloth and set off by fluted trim painted a high-gloss white. Next, a cozy seating area was created around the existing cocktail table, with all the upholstery kept neutral and light-colored to contrast with the black walls. Finally, custom window treatments— including patterned fabric window shades surrounded by ivory linen drapery panels—add contrast and continue the garden theme, while expanding the visual space. www.atlantahomeimprovement.com

hile this older home in Woodstock had a swimming pool and landscaped backyard, the owners were ready to take it to the next level. Outside Landscape Group began by resurfacing the concrete around the pool with a beige crab orchard stone, blending it in by adding a border of a similar color tile to the inner rim of the pool. Next, a raised sunbathing level with sheer-descent waterfalls was added to create a more dimensional and functional space. Behind this, the team built an open-air pool house complete with an outdoor fireplace and large seating area. arge raised planters, which were three or four feet taller than the existing deck, obstructed the view of the pool from this John’s Creek home. The goal of MOSAIC Group [Architects and Remodelers] was to make a visual connection between these elements. The homeowners also wanted a dedicated area for grilling and a covered structure because the area gets a lot of sun.
The solution was a covered porch, but the roofline of the new outdoor structure posed a significant challenge. To attach the structure to the exterior of the home, a window in the master bathroom had to be raised, which created more privacy without decreasing the amount of natural light in the space. Downstairs, the dining room windows were replaced with French doors, giving access to the new outdoor living area. Anchoring the new outdoor structure is a durable, custom-built countertop for dining and passing items through to the kitchen inside. The space also includes an outdoor fireplace, a sitting area with TV, lowmaintenance PVC floors and an open-air grilling deck. With a clear view of the backyard now in sight, all that was needed was stone detailing around the existing pool and spa.

his whole-house remodel in the Kirkwood neighborhood of Atlanta expanded the original floor plan from 1,200 square feet to more than 4,000 square feet on just a half-acre lot. A second story, rear addition with backyard deck, basement and two-car garage were all added during the project, which was designed and built by Regents Renovation Company. Situated on an east-facing lot, the back of the home offers views of the adjacent golf course as well as the morning sunrise, which can be seen from several rooms in the house, including a new balcony that was built off the master bedroom. The home’s long, narrow lot proved to be a challenge during the design phase. The team had to come up with a solution to keep the architecture proportional—despite the home’s length being more than twice the width. Plus, the home’s original layout—foundation and load-bearing walls included—had to be preserved to stay on budget. Thus, the second-story addition was built directly on top of the existing walls of the main level of the home, and the basement and garage were placed under a new rear addition, which required the ground to be excavated 6-8 feet for adequate clearance. Three 24inch-by-25-foot laminated beams were used to support the now three-story Craftsman-style home, and additional laminated beams were used throughout the rear addition to create an open floor plan. Other home features include: spray-foam insulation on the roofline, a whole-house (including outdoor area) sound system, heated marble floors in the master bath and a home security system. www.atlantahomeimprovement.com

his whole-house remodel located in Buckhead was completed in 2009 and expanded the original 1,500 square-foot ranch-style home to almost 5,000 square feet, including a secondstory and rear addition. The homeowner did not want to demolish and do new construction due to changes in zoning and setbacks, but wanted to stay in the location because of the nice lot and school district. The solution was a whole-house remodel by Regents Renovation Company.

In order to meet the homeowner’s needs, major structural work had to be done to prepare the home. To support the weight of a second story, the foundation of the original home had to be lifted and 12 more piers added—all from within a crawlspace of just a few feet high. Another challenge was configuring the garage and driveway so that the garage did not face the street, as requested by the homeowner. The finished home includes five bedrooms and six-and-a-half bathrooms, allowing each of the family’s four kids to have their own room and bathroom plus their own hobby space and media room.

he owners of this Williamsburg reproduction home in Sandy Springs, built in 1968, wanted a family-friendly environment where they also could entertain. An updated floor plan was needed to meet their needs, and MOSAIC Group [Architects and Remodelers] began by removing the walls of the laundry room, the vestibule and the kitchen to create one large room. Because these were load-bearing walls, structural beams were added, which provided the infrastructure and opportunity for coffered ceilings. july Tips for creating and maintaining a beautiful garden BY MARY KAY WOODWORTH
It’s a red, hot and blue Fourth of July—celebrate with lemonade, barbecue and fireworks! Celebrate the fruits of your labor this month by harvesting tomatoes, peppers, cucumber and herbs grown in your own backyard. Garden Maintenance
➤ Hot and dry is usually the forecast for July. Be a Water Smart Georgia gardener— go to www.urbanagcouncil.com for current water restrictions.
➤ Water your trees and ornamental shrubs if you notice leaves starting to droop and fold; this is a good indicator that the plant is under stress and it is time to irrigate. Deep watering early in the morning encourages roots to grow deeply and strongly. Use a soaker hose to reduce water waste and prevent disease problems by keeping the foliage dry.
➤ Collect excess water from indoors to water your plants. Put a bucket in every shower to collect the water while it warms up; empty the pet’s water bowl into a window box or planter; empty dehumidifier water into the garden. Leave a bucket in the sink to collect half-full glasses of drinking water, and take it outdoors in the evening to water your tomatoes.

➤ If the heat has gotten to your summer annuals, revive them by cutting them back to half of the height. Fertilize with a water-soluble fertilizer, and add a fresh layer of mulch. If they look too bedraggled, send them to the compost bin and replace with heat- and drought-tolerant annuals or perennials. liquid fertilizer like 20-20-20 or less often with a controlled-release pelleted fertilizer.
➤ Dollar-spot is a common lawn disease in July. To combat, adjust your lawn maintenance practices before reaching for a fungicide. Aerate and dethatch your lawn; make sure that you are mowing often and at the correct height; water early in the day, once a week for a longer period of time. These alone will probably solve your problems.
➤ Sod bermuda, St. Augustine and zoysia lawns this month (common bermuda can be seeded also); bermuda and St. Augustine can be fertilized in July. Water regularly and consistently for root development. Don’t fertilize fescue until fall.
➤ Fleas and ticks bugging you and your pets? Treat both the animals and your yard for best results. Check with your veterinarian for oral and liquid medications for your cats and dogs—treat your yard and other outdoor areas with Triazicide or Sevin.
➤ Spider mites are one of the pests that thrive in hot, dry weather! Inspect your plants often for signs of these and other bugs. Many can be controlled by a blast of water from your hose—check with your local extension service or area nursery for proper identification before spraying with insecticides.
➤ Hot, humid conditions can encourage powdery mildew on crape myrtle, dogwood and other ornamentals. Spray with Daconil or other fungicide, and be sure to clean up and destroy infected leaves that fall off of the plants.

➤ Zinnia seeds, gladiolus bulbs and pumpkin seeds are a few of the things that can be planted in July. Don’t add perennials or shrubs to your garden until cooler weather in the fall.
