What a wasted opportunity to connect, to learn, to share our knowledge with our community.

I blame the Internet, at least in part. Online reviews give us a false sense of “real homeowner” feedback. We think that if we read a Yelp or Google review of a business, that’s enough. But it’s not. What homeowners bother to write in a box in an online form contains nowhere near the level of detail you’d get by calling a reference, or asking your neighbor for advice. So reach out to your neighbors and especially your references. Together, we can learn so much more. 5 Red Flags!
How to Spot an Amateur a Mile Away If there’s one quotation that sums up the purpose of our magazine it’s this: “If you think hiring a professional is expensive, wait until you hire an amateur.” (A firefighter named Red Adair first said that.) That quote really resonates with a lot of Atlanta homeowners. Maybe even you! If you’ve ever been burned by a home improvement “professional” who promised the moon but delivered dust, you know how important it is to sniff out those amateurs early. So we turned to Jesse Morado, Executive Director of National Association of the Remodeling Industry (NARI) Atlanta, to help you be on the lookout for any red flags that might indicate the person you are thinking of hiring might be a dud. Here are his top five red flags:

First Timer—You don’t want to hire a contractor to, for instance, build an addition unless they’ve done an addition before. Not a good idea to be the test project for an inexperienced contractor. Make sure they have constructed
your type of project before. Short, Vague Contract—A solid contract should spell out a scope of work, identify specific materials and include a draw schedule. It should communicate how disputes, termination, changes, etc. are to be managed.
There are also state required contract terms that your average office supply store template will not cover. Lack of License—If your contractor cannot produce the required contractor license, they cannot secure a building permit. If your contractor is a Georgia remodeler a state contractor’s license is required. (Specialty contractors such
as painters and roofers are not required to be licensed.) A non-licensed contractor will usually ask the homeowner to pull the permits, or forego them altogether. Beware!

30-50 Percent Upfront—Unless the project is very small, a request for a deposit of more than 10 percent should sound an alarm. I am amazed that in 2015 homeowners still continue to give contractors huge amounts of money
up front. If you insist on using someone who requires 30 percent or more upfront, at least use a credit card. This way, you can challenge the charge if the guy fails to deliver! Unfortunately, there are a lot of under-qualified people out there ready and willing to take your money. It’s up to you to educate and arm yourself against being taken advantage of!

May is deck safety month so before you throw that party, find out what’s involved in a safety deck check! What are the top signs of an unsafe deck? Rotting wood (especially where the deck connects to the house or around the base of the support posts). Rot at the house connection can remain hidden for years. If you suspect rot here, it would be wise to call a trusted deck professional or structural engineer. Loose or weak railings can also present a significant safety hazard. A deck railing should be able to withstand a 200 pound concentrated load. What are the signs of a needed deck repair? Loose or wobbly railings, warped boards that have become soft overtime and have started to rot. When should you think about replacing your deck? The decision to replace your deck can either be a lifestyle or safety hazard decision. For safety, if you find that your

deck requires extensive repair, it may be best to rebuild completely. Typically, decks that are more than 10 years old and in need of significant repair, should probably be replaced.

What are treads? Risers? Treads are the part of the stair you step on. Risers are the piece of wood (painted or stained) that is to the back of and perpendicular to the tread. What are balusters? Shoes? Newel posts? Balusters are the decorative pieces (wood or iron) that help support the handrailing of your staircase. All underdeck systems are not built alike. How will you know you are getting a well-built underdeck that will last for years to come? An underdeck is a special ceiling drainage system used under decks so that home owners can extend their outdoor living space for lounging, outdoor kitchen areas and more. In order for the underdeck system to work properly, water must be able to flow through the system without any obstructions or restrictions. What is the best material to use? The four materials most commonly used are Vinyl, Galvanized, Galvalume and Aluminum. Aluminum will offer the best option to avoid rust and provide superior corrosion resistance. You might hear about wood-grain textured panels and while these might look nice, they are not very practical or functional because the texture will hold onto the water and other debris, such as leaves and insects, eventually causing damage. What to watch for…You want an underdeck to dry out fast enough between rainfalls so that debris does not stick and begin to build up. If water accumulates and debris begins to build, you might also have the problem of insects, such as mosquitoes, breeding in this sitting water. To determine how much space should be allowed between boards, you should consider how much sunlight hits the deck, if there are trees above the deck, etc. So every deck situation is unique. Do you have to do anything to maintain your system once installed? YES. It is inevitable that, over the years, some debris will get inside. We recommend cleaning every 4-5 years to keep the underdeck in the best shape. Because of this, we have developed the only underdeck system that allows individual panels to be removed for maintenance. ne of the fastest, most dramatic ways to update your decor is to try out a new paint color! Dabbling with paint pallettes is a fun way for homeowners to try a fresh look. But did you know that other forms of wall coverings are
making a comeback in a big way? Wallpaper isn’t a dated, dirty word any more. In fact, with all the new fresh options available, some designers are beginning to really champion it! “You just don’t get the same feeling with paint as you do with wallpaper,” says Gina Shaw of York Wallcoverings, available at more than 50 Atlanta-area retailers, including Wallpaper Plus and Wallpaper & Stuff. “Wallpaper patterns—whether bold or subtle—can make a room warmer, more inviting, and more visually interesting than any paint.” Linda Castle, owner of Decorated Designs, recognizes that, for a while, the popularity of wallpaper significantly declined. But, “as with most things in life, what is old is new again,” she says. “Wallcoverings are becoming very exciting and varied as the trends in decorating evolve. Wallpaper has now returned in popularity with many more options available to suit everyone’s lifestyle and taste.”

However, Joann Kandrac and Kelly Kole, owners of Kandrac & Kole Interior Designs Inc., warn of the moisture issues that are common in bathroom wallcoverings. “We’d like to believe that bathrooms are well vented, but in the event that they aren’t, vinyl is a good option for durability,” they say. “There are some fabulous patterns—vinyl doesn’t mean ‘dated.’” Another option is to hire an artist to create a faux finish rather than hang wallpaper that can become damaged by the room’s moisture. “Humidity can create a problem for even the best wallpaper,” Wilson explains. “Bathrooms, being smaller rooms with many angles, are best served with a hand-applied finish. With new products that are available, a good artist can duplicate any of the wallpapers that are available. This even includes some of the exotic textures, metallics, glass beads, crystals, raised patterns, grasscloth and more.”

Bringing the Outdoors In This Atlanta home’s four-season room needed a wallcovering that complemented the cypress ceiling, so the MOSAIC Group installed cedar shingles, adding a touch of exterior aesthetic to this indoor-outdoor space.
Black and White and Great All Over A spunky 85-year-old client living in Buckhead hired Joann Kandrac and Kelly Kole, owners of Kandrac & Kole Interior Designs Inc., to design this master bath. They used a Seabrook wallpaper called “Contempo,” from the Antonina Vella collection, which features a black-and-white scroll with metallic accents.
Stenciled Stripes Designer Laura Bloom of Home Expressions Interiors hired Kass Wilson with WallsTreat Studio to create a decorative finish for the walls of this Atlanta-area home’s bathroom. “Emphasis had to be placed on the height of the ceiling and the furnishings rather than across the walls,” Wilson says. She created a curvy stencil design that appears as stripes in the room, with crystals embedded for added “bling.” “Each fine line of the stencil design was strategically spaced to create the illusion of balance—even when viewing it in the mirror,” she adds. A Grand Piano Room While the Bösendorfer grand piano is the centerpiece of this room, the wall treatment is equally impressive. Designer Andie Anderson from LaJolla Design Group added doors to the front of the room’s original built-in bookshelves. Anderson hired Kass Wilson with WallsTreat Studio to finish the cabinet doors, and to add a plaster faux finish on the surrounding walls. “I made sure the walls look authentically aged,” Wilson says, noting that details such as where dirt would settle on a true aged-plaster wall were incorporated into her finish. “It looks like there are layers of plaster that have worn away over time.” ATLANTA HOME IMPROVEMENT MAY 2015

diybloggersbeat Cowhide Chair Makeover We were hooked the minute we read Buckhead blogger Heather Metzler’s description of these chairs, premakeover. She writes in her Southern State of Mind blog, “These chairs. Bless their hearts.” But with a little paint, fabric and creativity she gave them a fabulous, cow-tastic new life. She shares her five simple steps below so you can try this on your own flea market find!

First, track down some old
dining chairs with upholstered seat cushions. These can be
found inexpensively at yard sales or thrift stores, or you might already have some in your dining room!

Unscrew the seat cushions from the chair base. Just turn the chair
BEFORE
upside down and unscrew the four screws holding the cushion in place.

To prepare the chair for painting, give it a light
sanding and then wipe it clean. Then spray paint the chair. For these chairs, I did three light coats of Rustoleum Heirloom White (with primer) to get full coverage and ensure all of the nooks were covered. TIP: To get the best finish, the trick with spray paint is to use several light coats about 8 to 10 inches away instead of trying to cover at once.

Recover the seat cushion with a fabric of your choice. Just
