EarthCraft Celebrates Award Winners and Completion of 24,000 EarthCraft Certified Buildings The Greater Atlanta Home Builders Association (Greater Atlanta HBA) and Southface recently celebrated the completion of 24,000 EarthCraft buildings across the Southeast over the past 13 years. These include EarthCraft houses and renovations, multifamily units and light commercial buildings. Whether you want to give your pool a visual makeover, make it more functional or cut down on time and money spent on maintenance, there are plenty of things you can do right now to ensure a fun and successful pool season a few months down the line.

Swimming in style If your pool has been around for a while, you may want to update the materials of the pool itself and the surrounding areas. “Replacing and updating the pool tile, coping (edging around the pool) and interior finish are good ways to give the pool a fresh look,” says Evan Horning of Neptune Pools, www.neptunepools.com, in Sugar Hill. “Replacing or resurfacing the pool deck can help as well.” For concrete pool owners, updating the pool’s surface is a popular choice right now. “Many customers are renovating from white marcite plaster to pebble products,” says Kelly Erjavec of Hilltop Pools and Spas, www.hilltoppools. com, in Jonesboro. The pebble creates a fun, textured surface, and it also comes with another bonus: a better warranty. “Pebble is better because the consumer receives a 15-year warranty compared with a two-year warranty on plaster,” Erjavec says. Of course, if you have a pool with a vinyl liner, replacing the liner will be necessary every so often. Depending on how well you take care of the pool, it will most likely need replacing every eight to 12 years. If your pool has fiberglass steps, they might need to be updated every 20 years or so.

Covered Up Want to make your pool a little bit safer? Consider adding an automatic pool cover. They’re usually simple to install on existing pools, and in addition to making the pool safer, they also keep it clean, cutting down on time and money spent on maintenance. And when they’re used properly, automatic covers can act as passive solar collectors, increasing the temperature of the pool by as much as 12 degrees! Aquatic add-ons While updating the surface of your pool can make it more attractive and help keep it in good shape, it’s the extras you add on that help make the pool a fun and exciting place for your family and friends to play. Diving boards aren’t the only special features these days. Having a pool is like having one big water feature to play with, and adding other goodies to it only makes it more special. “Adding a water feature to a constructed pool is a great idea,” Erjavec says. “Water features such as slides, waterfalls, grottos, spillways and fountains can make an old pool look new and contemporary.” Adding a new spa that’s built into the pool is a popular choice as are swim jet systems that create a water treadmill of sorts. Custom-made features will make your pool unique, and highlighting them with special lighting will create an amazing atmosphere for nighttime swimming and pool parties. “Slides and waterfalls featuring LED lighting can be added to existing pools to make them more interesting and fun,” says Lorina Zavala of Lusk Pools, www.luskpools.com, in Canton. If you heat a pool in the cooler months, it’s best to use some type of “solar blanket” or cover to prevent excess heat “steam” from leaving. What’s in the water? Perhaps the most common update among pool owners over the last five years or so has been converting the water to a salt system for chlorination. “A saltwater pool is a chlorine pool. These systems are also referred to as saltwater chlorine generators,” Horning says. “These systems eliminate the need to purchase chlorine since it is being produced within the pool, and the byproduct of the process creates soft water.” Saltwater systems can be used in both concrete and vinyl-lined pools. Overall, these systems provide better-quality water for swimming, and, perhaps just as importantly, they are also an economical choice, as they will save pool owners time and money. “You save money on pool chemicals, such as shock and chlorine tablets, and added equipment controls, just to name a few,” Zavala says. When it comes to the chemicals in your pool, automated chemical management systems are the way to go. “These systems are similar to the ones that are used in commercial pools, hotels, subdivisions and water parks,” Erjavec says. “They are programmable chemical feeders that will automatically dispense chemicals Photo courtesy of Sunbelt Pools of Georgia

Heater Safety If you do have a heated pool or spa, stay safe and make sure to test your system before you start it up for the year. Remember maintenance Since the most common pool repairs are those to equipment, such as pumps, filters, cleaners and heaters, updating your pool equipment will allow for more time swimming and less time working. “Equipment upgrades, pool cleaners and alternative sanitizers can help the pool perform better and reduce maintenance,” Horning says. Automatic pool cleaners, automatic chemical feeders and salt systems are also great ways to keep maintenance at a minimum. Don’t forget to keep your water balanced. No matter what type of chlorination you use, always test your water and balance the chemicals regularly. Failure to maintain the water balance can lead to many issues in the pool or spa’s interior as well as equipment failures. Keeping the water balanced will help protect your swimming pool and equipment, and it will also help extend the life of your pool, no matter what type it is. Remember, if you aren’t sure you can keep up with the maintenance on your own, it’s probably a good idea to hire

Grilling out is a great way to spice up your pool party. Check out these burger recipe suggestions to start the season right: The Other Burger 1 pound ground pork, about 80 percent lean 1 teaspoon ground black pepper 1/4 teaspoon salt Gently mix together ground pork and seasonings; shape into 4 burgers about 3/4-inch in thickness. Place over moderately hot coals in a kettlestyle grill, lower hood and grill for 5 minutes; turn and finish grilling 4 to 5 minutes more. Burgers are ready when the internal temperature is 160 degrees F, as measured with an instant-read thermometer. Serve immediately, on sandwich buns if desired. Variations: Eastern Burger: To Other Burger basic mix, add 2 teaspoons soy sauce, 2 tablespoons dry sherry and 1 tablespoon grated ginger root. Veggie Burger: To Other Burger basic mix, add 3 drops hot pepper sauce, 1 grated carrot and 3 tablespoons chopped parsley. South of the Border Burger: To Other Burger basic mix, add 1/4 teaspoon each ground cumin, oregano, seasoned salt and crushed red chiles. Italian Burger: To Other Burger basic mix, add one crushed garlic clove, one teaspoon crushed fennel seed and 2 teaspoons each red wine and olive oil. Makes 4 servings. Non-Professional Winner Sandy Boudreau wanted to redecorate her 10 year-old son’s room to make it more age appropriate and decided to surprise him with a makeover. While he was away on a camping trip, Sandy swapped his bunk bed, painted dresser and stuffed animals for a full-size bed, funky wall mural and mountain-inspired decor. To brighten up the space and add more personality, Sandy painted two of the bedroom walls Folic Green by Sherwin Williams. The focal point of the room is an abstract wall mural above the headboard of the bed, which was inspired by the work of spray paint artist Matt W. Moore and created by Sandy using tape and 11 different paint colors. Bedding with a snowboarder motif pays homage to one of her son’s favorite sports and family trips to Whistler. Furniture from other parts of the house along with a new storage unit, a desk and other accessories round out the room makeover. Her son’s reaction? “The day that he came home was a great surprise,” she writes in her contest entry. “He did not want his room changed, but once he saw it he hugged me many times telling me he loved me and thank you. That was totally worth it.”

Non-Professional Honorable Mention “I was so tired of an ugly guest room,” writes Lisa Williams in her contest entry. “I didn’t think anyone would want to even stay because it looked so bad. All we had was a set of college furniture from my husband and no bedding. I started by making some simple no-sew faux Roman shades. I hung them high above the actual window to draw your eye up. The headboard was purchased from Garden Ridge and mounted on blocks to raise the height for a more stylish look. The nightstands were a Goodwill find that I painted with the pop of green. The coverlet was actually from the children’s bedding section at Target, and the other bedding we had in another bedroom. The cane chair belonged to my great grandmother, and my own grandmother cried when she saw it in our guest room. She thought it had been lost years ago. I found the green cushion on clearance at World Market. All of the things on the top of the dresser were Goodwill finds, and the wall art was from Old Time Pottery years ago that I just sanded down and then sprayed with polycrylic.”

Professional Winner Pia Whited The House of Tramone Interiors, www.houseoftramone.com Working with the client’s existing sofa and chairs, The House of Tramone Interiors sought to transform an outdated room into a comfortable, engaging space. First, the team covered up the paneled walls with embossed wallpaper, painting the wallpaper, ceiling and doors the same color. Next, the old carpeting was pulled up to reveal a pristine concrete floor, which was painted a bold shade of orange. “We went bold on the floor to add warmth to what could otherwise be a cold surface,” writes team lead Pia Whited in the contest entry. “The use of orange takes away some of the formality from the stone, navy and dark woods.” Glass doors were removed from the stone fireplace, which was then filled with candles and flanked with a pair of discounted bookcases. Unique accessories, including large door knockers found at Scott Antique Market and framed black-and-white photos from the client’s own collection, add personality and character to the space, as does the storage-trunk coffee table and end tables scored at a garage sale.

Features

New trend adds character and functionality to the home

By Alma Hill Secret rooms, hidden appliances and landscaped gardens with unexpected features are the latest trends in home design. Whether it’s in new construction or the remodel of an existing home, architectural features and accessories that would appeal to Bond, James Bond, are popping up everywhere. Imagine a house with a stacked-stone fireplace that discreetly opens to a hidden room, or an ornate, built-in armoire with a back panel that conceals a walk-in closet, or a gourmet kitchen with wood finishes so beautiful it’s difficult to tell where the woodwork ends and the appliances begin. “People want something that makes their house unique, different from their neighbors,” says Steve Humble, president of Creative Home Engineering, www. hiddenpassageway.com. “A lot of people are doing them for kids’ playrooms and entrances to wine rooms. I’ve even had some people get them for what they feel a secret room will do for the resale value of their house. It’s definitely going to make the house stand out against all the other houses they’re competing against to sell.” For the last 14 years, Matthew Quinn, principal at Atlanta’s Design Galleria Kitchen & Bath Studio, www.designgalleria.net, has stood out in the kitchen design industry by creating sleek paneling and hardware that resembles custom furniture to hide everything from refrigerators to dishwashers, warming drawers, ice makers and wine coolers. “I’ve always been a huge proponent of paneling refrigerators so they don’t overwhelm the space. It’s an easy solution to give your kitchen a facelift and make it feel larger,” Quinn says. “The only thing that can’t be paneled is your oven or cooktops.” Quinn also designs retractable pocket doors to conceal pantries, cabinets, wall ovens and doorways to the kitchen. The look not only is more pleasing to the eye, but also it helps unify the room. The hardware for pocket doors starts at $150 per door and the door itself is about $3,000 depending on the finish, according to Quinn. www.atlantahomeimprovement.com

The trend is not limited to contemporary designed homes. “It used to be just for modern homes, but we are really doing quite a bit of it in traditional homes,” Quinn says. Humble has been building hidden passageways in homes since 2004. A mechanical engineer, he started Creative Home Engineering in Gilbert, Ariz., after he purchased a large home for himself and wanted to do something fun by adding secret rooms. “I was surprised to find there wasn’t a company with the expertise to do it, so I started making them for people,” Humble says. Now homeowners from around the country come to him for secret passageways that are concealed by such features as mirrors, bookcases, stairways, armoires and fireplaces. Bookcases are one of the most popular amenities to hide rooms because they can be retrofitted into almost any home without adding to the square footage. It’s also easy to subdivide a walk-in closet or convert a storage room by adding a secret door. However, more elaborate amenities, such as a rotating fireplace, should be created when a home is under construction. Here’s how the process works for long-distance customers: A representative from Creative Home Engineering will talk with a homeowner either online, on the telephone or in person to discuss what the customer wants and how the feature can be added as a retrofit or in new construction. After the client selects the wood, finishes and hardware, the company provides an estimate and design package outlining specifications such as how large the wall opening needs to be and where power outlets should be installed. The company then builds the product or door to fit the designated space. Prices range from $2,500 for a shelf to $6,500 for a custom-built passageway. While hidden features make a home stand out in the resale process, they don’t necessarily add value to the overall selling cost. “If you’re doing it for a return on your investment, you’re not going to want to invest $10,000 on a secret door on a house that’s worth $100,000,” Humble says. Secret amenities aren’t limited to closets and doors. Homeowners are taking them outside by installing hidden gardens and concealed landscape décor and outdoor room accessories. “It’s nice if you can see them from the house, but it’s also nice if you can see them walking along a path. It creates a whole new experience,” says Samantha Spitale, assistant project coordinator at Outside Landscape Group, www.outsidelandscapegroup.com. The company works with owners of yards of all sizes to create a unique design to fit their space. For example, Charleston-style gardens work well in small yards because they can be enclosed from neighbors with fencing or trees such as Wax Myrtles, Cryptomeria and Green Giant Arborvitae. For larger spaces, the landscapers often incorporate water features hidden in urns behind plants and Japanese gardens with discreetly placed sculptures, plants and outdoor accessories that are hidden from view until you walk past them. Arbors, pergolas, statues and even faux stones that conceal speakers and other electronics are other treasures the company likes to hide in gardens to provide an element of surprise. “People have also started incorporating hidden pockets into gardens they already have to give them somewhere to retreat to when they want to reflect or read,” Spitale says. “You’d be amazed at what plants can conceal.” Editorial Resources begin on page 61.

February is a good time to broadcast weed-preventer granules over your lawn. Weed preventers work by killing the seeds of these weeds before or as they attempt to germinate. You can also apply a pre-emergent weed killer to perennial beds, planting islands and other non-lawn areas to cut down on weed growth. *Caution: If you are planning to overseed your fescue lawn this month, do not apply pre-emergent weed preventer to the lawn at this time. Fescue lawns can be overseeded this month, although the best time to plant a new fescue lawn is in the fall. Feed newly seeded fescue lawns with a lawn starter fertilizer that is high in phosphorus (middle number).

Feed established fescue lawns in February with a high-nitrogen lawn fertilizer. To determine how much fertilizer to apply, measure your lawn area(s) for total square footage by multiplying the length and the width of area(s) to be covered.

Apply compost or mulch to protect tender new growth that might be emerging a little early. There’s still a good chance we’ll get some cold weather over the next few months.

Major pruning of trees and shrubs can be done now. Take care when it comes to flowering trees and shrubs; spring flowerers such as forsythia, spiraea, azalea and viburnum should not be pruned until after they bloom. Summer bloomers can be pruned now while they are dormant. The UGA Extension site has an excellent publication about pruning (trees, shrubs, fruit and nut trees, etc.) at www.ces.uga.edu. If we get snow, brush the white stuff off branches of plants that have brittle branches, which might snap if the snow were to become wet and heavy. Otherwise, leave the snow on the plants, as it can serve as an insulator if the temperatures were to plummet below 20 degrees.

Don’t forget to dust off your houseplants with a damp cloth. If your houseplants are actively growing, give them a shot of liquid plant food. Also check your houseplants for insects; and if you have a backyard greenhouse, check those plants too.

Get your garden tools ready for spring by sharpening and oiling them. Sharpen mower blades. Take your mowers, blowers, hedge trimmers and other power tools in for a tune up now. If you wait until these tools are needed in early spring, the outdoor power equipment shops will have a waiting list, and it might take weeks to get your tools back.

It’s not too early to begin to think about the strategy for new spring plantings! It’s a good idea to create a map of your garden to determine where any new plants or gardens will be planted. Start an online journal and peruse online plant sources to find new additions to the landscape—but remember to look locally for plants acclimated to our climate! Clean out birdhouses in preparation for new arrivals. Bluebirds arrive in Metro Atlanta by mid-February, so make sure bluebird houses are ready at this time, although they will nest later in the spring.

cahptalk Who Killed the Deal? The key to a favorable home inspection

In the typical process of buying a house, it is highly recommended that the buyer hire a qualified professional and certified inspector. Like anything else in life, there is good and bad. The bad inspector is the one who is going to spend very little time on site performing a less than adequate inspection and report and give minimal information on the house one is about to purchase. Typically this coincides with a low fee. If you intend to shop for your inspector based on the lowest fee, then anticipate you may not get the kind of quality inspection you are looking for. By using a top professional inspector and paying a premium for the inspection, you are more than likely going to save money because that inspector will detail the house and report everything that they possibly can about the condition of the house. This generally prompts two possible reactions from the purchaser. One reaction is a totally frightened purchaser looking for direction and explanations with a better understanding of the product they are about to purchase. The other reaction is a frightened buyer who will walk away from the property. When this happens, there is a tendency for people to immediately blame the inspector and say that they killed the deal. What should be understood is the inspector did not kill the deal. All houses tell a story. It is up to the inspector to pass on that story. How the story is told can create good or bad responses. If the inspector takes the time to explain to the client about his findings and what it means to the client’s pocketbook, then they are doing their job. An inspector that exaggerates situations and builds things out of portion can actually be a deal killer. If the levels of communication and the expectations set between all parties in a transaction of purchase and sale are not clear, then deals can fall apart. My advice to sellers and to renovators is to make sure that the house is in good condition prior to putting it on the market. Recently I inspected a house that was rebuilt from the first floor up, and the builder had not finished the house before listing it for sale. As a result, there was a long punch list of items that still needed to be completed. The buyer reacted negatively to the long report and decided not to purchase this house. The builder reacted and said that I killed the deal. The reality is the builder killed the deal because he knew that things were not complete and neglected to finish the job before entering into a contract with the buyer. Stan A. 2013 Kitchen Design Trends

The biggest trend we are seeing is a fresh update on the French Country style: light, bright and airy. Homeowners are inspired by the industrial simplicity of Restoration Hardware and the rustic look of Pottery Barn. People are moving away from dark wood cabinetry in favor of antiqued and glazed treatments in white, cream and linen. Light blue or green cabinets also complement this style. Simple inlaid panels are today’s go-to look. Outfitting appliances with cabinet fronts is another popular trend that minimizes the look of metals in the kitchen. In keeping with the open and spacious feel, homeowners are moving away from granite countertops and choosing lightercolored options in materials like marble and stone. Today it’s possible to replicate the look of marble with innovative materials that are less porous and endure more wear and tear. These include Cambria, Caesarstone and Corian, and you can still choose styles with gray and white veining and speckling to resemble marble. It’s important to keep your kitchen current with updated sinks and faucets. Farmhouse sinks are hugely popular, mostly in ceramic or white china. Bridged faucets or porcelain cross handles replace traditional taps, in chrome and brushed nickel finishes rather than heavier bronze or standard polished silver. Many of our faucets meet green initiatives by reducing water flow and removing lead from pipes, making unfiltered drinking water safer. Faucet manufacturers are also moving to hands-free technology for faster cleaning and to reduce the spread of germs.

More than ever, homeowners gather in their kitchens to spend time together and enjoy the process of making a meal. We are now seeing the need for primary and secondary sinks to make food preparation more efficient and accessible. Pot fillers above the stovetop are another great option if you don’t need two sinks. Lighting is now both a functional and decorative tool in kitchen design. Since people are spending more time in their kitchens, they don’t want harsh fluorescent lighting. Layering lighting is a big trend, such as blending pendants and sconces with overheads or can lights. With layered lighting, you can control the amount of light in the kitchen as you work in different areas of the room. We are seeing islands with task lighting like cool industrial drop pendants, which offer a great juxtaposition to the French Country look. A once unwelcoming and outdated foyer is now more open and accessible than ever before. To increase the home’s flow between its indoor and outdoor spaces, a pair of large mahogany double doors replaced the room’s once typical single door equipped with side lights and a transom. To replace the East Cobb home’s outdated 1980 style, bold new stairs also were installed. Rather than replacing every individual step, though, all but the first were given new paint on their treads and rails. Replacing the bottom step with new wood treads, rails and a stylish volute completed the entryway makeover.
