Year after year, New York City stands atop cities such as Dubai, Macau, Singapore, and London as the premiere city for high-end real estate. This market is often the strength of the city’s real estate market and 2013 has shown it to be true once again. According to The Real Deal’s 2014 data calculations, the average luxury sales price increased 14.8% from Q3 to Q4 and the average sales price in the city’s upcoming neighborhood exceeds $ 6,200,000. International buyers are continuing to choose New York City and its surrounding areas for many reasons. In addition to the rich culture and diversity seen in such places as the Central Park, the Museum of Modern Art, and the Metropolitan Museum of Art, one major factor in the decision making process for foreign buyers is the area’s excellent school systems. Many of these foreign buyers situate themselves in this area to provide their children with an exceptional educational environment which affords them more opportunities than they would otherwise receive. Recent data shows that at least 80% of immigrants choose New York for its excellent education systems and convenient metro transit systems. World-class Luxury shopping in places such as Fifth Avenue is another reason that New York is becoming increasingly attractive to wealthy foreigners. While this group is enjoying the quality of life in the city, they are also looking for investments to balance financial risks to avoid uncertainties due to policy changes in their local governments. According to NAR, for the 12 month period ending March 2013, total sales volume made by international clients is estimated at $68.2 billion, making up approximately 6.3 percent of the total US Existing Home Sales (EHS) market of $1.08 trillion. With these figures, it is no doubt that New York City will remain one of the world’s foremost cities for real estate transactions of all kinds. 06

The housing market in Los Angeles is viewed as one of the most competitive real estate markets in the United States.
In the years following the great recession, the Southern California economy is well on its way to full recovery. This resurging economic performance is caused in part by the booming housing market emanating from Los Angeles County, the region’s economic powerhouse. With a significant amount of bidding wars from dozens of prospective buyers as well as an influx of all-cash home purchases, the housing market in Los Angeles is viewed as one of the most competitive real estate markets in the United States. In 2013, the median listing

price of a single-family home in Los Angeles was around $570,0001, which represents a 2% increase since 2013. This figure adds to steady increases in home prices in the 5 years since the economic collapse of 2008. The competitive nature of this market is also driven by the fact that there is limited inventory, giving sellers an important advantage in the market. Despite this recently aggressive market, the real estate market in Los Angeles County is beginning to steadily reach equilibrium. Although prices will still rise, it will not be as dramatic as increases seen in the past few years. Additionally, inventory in Los Angeles and surrounding areas is due to increase by a significant margin, thus shifting the balance more in favor of potential buyers. With the market finding a balance, it seems that the housing market in Los Angeles, however fast-paced, is returning to normalcy amid years of economic uncertainty.

SAN FRANCISCO San Francisco and its surrounding areas have witnessed competitive bidding wars in almost 95% of properties on the market. If Los Angeles is considered the California’s hottest markets in the south, then San Francisco takes the title as the state’s real estate powerhouse in the north. The San Francisco consistently ranks on the top of the nation’s most cutthroat real estate markets. The median home price for San Francisco and its surrounding counties, which sit comfortably above the $800,0001 range, represent some of the most expensive places to buy real estate in the country.
In increasing numbers young professionals in the tech industry are looking north to San Francisco as places to purchase homes, thus flooding the market with prospective buyers. This saturation of buyers from the Silicon Valley, in addition to relatively small inventory, has made the San Francisco markets one of the most dynamic and fast-paced markets in the nation.
The housing market in San Francisco, like that of cities such as Los Angeles, is home to significant competition. However, the competition in this area is distinctly augmented. In recent years, San Francisco and its surrounding areas have witnessed competitive bidding wars in almost 95%2 of properties on the market. This competition is driven mostly by the surging tech industry in the Silicon Valley, which has been a hallmark of the region for decades.
Like the Los Angeles housing market, inventory is beginning to respond to the market conditions will reach “normalcy”. However, ‘business as usual’ in San Francisco real estate will still reflect a highly competitive and fast-paced market that leads the nation in commercial, residential, and luxury real estate prices.

VANCOUVER The Metropolitan Vancouver housing market continues to be heavily influenced by new immigrants – particularly those from Mainland China.

Market areas that traditionally appeal to this buyer group (i.e. Richmond, Burnaby, and Vancouver West) experienced an increase in sales activity during the past two quarters. Coquitlam Town Centre also experienced greater interest from this buyer group as construction of the Evergreen Line progresses. The city anticipates stronger absorptions in the future due to the scheduled launches of several comprehensive condominium projects in a number of different market areas around the city. Due to the fact that many of these projects are located in places that usually appeal to
immigrating Chinese buyers, these strong initial absorptions are even more likely. The success of a number of anticipated launches in the coming months will depend largely on the ability of developers and marketing companies to attract realtors with substantial commissions and bonuses who can then introduce the all-important Chinese buyer to Vancouver and its surrounding areas.
