The project is located in the recently-rehabbed, historic Orbit Building on the corner of Milwaukee and Central park in the Logan Square/Avondale area. With the help of a grant from the City of Chicago’s Small Business Improvement Fund, the first tenant space of 1,669SF was built to create a comfortable learning environment for adults and kids. The first space was designed by Northlight Architects and completed in the fall of 2009. Having already outgrown the space with programs and services within nine months, the owner and personal friend Dr. Jill Bishop contacted Atelier Azara to facilitate the architectural design for the expansion of 1,350SF in the spring of 2010. The theme for the new space, which would double the companies’ presence at this site, was intended to remain sympathetic to the same architectural vocabulary as the existing. With a straightforward program that nearly mirrors the current space; the expanded tenant space was meant to bolster an increase and variety of learning and teaching space. Programmatic requirements sought to augment the major large learning classrooms while expanding the existing café, overall access, storage, toilet facility and open offices. The addition of private tutoring offices becomes an asset for small and focused individual learning that was unavailable in the original space. The axial circulation for guests divides the two sets of learning and teaching areas to provide a gracious zone that links the rear Café/Kitchen area with the reception/open office space of the entry. The large increased corridor allowed for natural light to penetrate deep into the tenant space. The owner utilized the resources of local artwork from the neighborhood through the Milwaukee Arts Festival to add a localized flavor while supporting area business and entrepreneurs. The design maintained the existing tall concrete ceilings along with exposed mechanical services and electrical lighting, from which the lofty but gracious space avoided the feeling of traditionally cramped interior spaces. of painted drywall, stock wood trim, pendant high bay fixtures and wall sconces, provides a welcoming atmosphere as you traverse internally from the busy commercial retail street. Interior apertures were introduced on the interior walls to add increased visual access and control by introducing full vision panelized doors for the classrooms and glass vision interior windows in the private offices. The colorful palette helps as visual aids of learning for children and adults. In an effort to reduce and maintain a low project cost, the client had direct buys from local suppliers and companies to minimize shipping and access. A successful partnership with the contractor for both spaces ensured continuity of language and the consistency of sound but affordable building solutions. This was a successful venture with a limited budget and quick turnaround for a newly formed business, now with expanded offerings inside a large 3,000+ square foot storefront facility. It truly signifies a triumphant story of growth and prosperity during a troubling economic period.
