A BETTER AGENT. A BETTER EXPERIENCE.

“Heather was our real estate agent during our first home purchase and the process could not have gone smoother and it’s all because of her. She was available for any questions we had (and trust me, there were A LOT). She made sure to advocate for us every step of the way to ensure we didn’t get taken advantage of and that we got all the information on the house we could possibly need. HOLIDAY HOUSE SHOPPING/SELLING HACKS by Kristel Acre Buying or selling a home during the holidays presents both unique opportunities and challenges. One of the unspoken keys to home sales is the emotions that become part of the decision-making process. Rarely do people buy a home that they don’t “love” nor do they sell a home that they “adore” unless there are extenuating circumstances. Home sales during the holidays are perfectly poised to play on the consumer’s emotions. Here are some tips for Sellers and tricks for Buyers to be aware of during the season. Sellers, at this time of year you have the perfect chance to evoke strong emotions with your holiday décor but beware of the following challenges before you deck the halls from top to bottom. LESS IS MORE Holiday decorations can quickly become overwhelming and distracting for Buyers, especially if your entire collection is on display. De-cluttering a home to prepare for market is important so that Buyers can envision their lives and their belongings in the house. Adding holiday decorations adds clutter so consider pre-packing other year-round décor items to be replaced by a few of your favorite holiday items. Also, be cautious about adding things that may fall over easily like an oversize tree in a too small stand. You still deserve to enjoy the season, too, so be sure to bring out the best! THINK LIKE A DESIGNER Choose which decorations to display to evoke the emotions that align with your house. If you have a modern style home, stick with modern decorations. If your house is a cozy cottage then use homemade/crafty or traditional style décor. Select one color scheme which compliments your furnishings and use it throughout your displays. Keep in mind that people celebrate the holidays based on different religions or personal preferences; decorating to appeal to a wide audience is what a designer would do. MINIMIZE STRONG SCENTS Buyers can have allergies to common holiday scents like cinnamon and pine. Be careful if you add any natural materials that may smell musty or cause concerns that the house might have mold. An artificial tree is a better choice than a fresh one. Most buyers will think you are trying to hide something if your house is filled with strong scents. PACK AWAY HEIRLOOM OR SENTIMENTAL DECORATIONS If you will be devastated should a precious keepsake end up broken or missing, keep it safe by packing it away.

Buyers, don’t let the glitter of the holidays cloud your judgement! Be aware that added decorations can be used to hide cosmetic damage or screen defects and conversely a cluttered room may feel smaller than it will after the decorations have been removed. Try to look past the displays and visualize the space without the extra holiday trimmings. Be cautious if the house is filled with strong fragrances as they may be used to mask pet odors. Use caution when viewing homes that have a lot of decorations on display especially if children are present; they are naturally drawn to touch shiny objects and have been known to run through houses unattended. If the tree is real, be sure to inspect the flooring underneath for potential water damage or stains. The key to selling a home during the holiday season is to strike the right balance between a minimally and tastefully decorated house which still allows buyers the opportunity to fall in love with it. Happy Holidays! Since 1996 Kristel Acre has worked in many aspects of residential real estate including new home construction, community design and development and sales. Her passion for serving others and dedication to volunteering make her a common fixture in community happenings. She is honored to have been named “Best REALTOR in South Weld County” since 2015.

The Mysterious Connection Between Your Pelvis and Jaw by Michele Forsberg PT, MS

C

ountless times while working with my pelvic dysfunction patients, I have witnessed that while releasing their fascial restrictions vaginally, the patient’s jaw will be moving ever so slightly from side to side, presumably shifting to find it’s new home and mirror it’s counterpart. Of course, I point out what I see so that my client has a better awareness of how the pelvis and jaw are intimately related. To me, this isn’t strange to see as I am keenly aware of the mechanical connection between the two. Most people though, are a bit surprised by the fact that these opposite-ended body parts have any relation at all. Despite their being on opposite ends of the body, a few studies done by dentists and physiotherapists show evidence that improvement in mobility of the jaw can somehow unleash tension in the pelvis and vice versa. How could these two very different ends of the body be connected? What might be the reason one body part is mirroring another so closely? It might seem illogical or bizarre, but there are actually a few reasons that might explain the connection: Embryological Development: The connection begins during embryologic development at around day fifteen. In this stage, called gastrulation, two depressions form on the dorsal side of the embryo which become the oropharyngeal membrane (goes on to form the mouth) and the cloacal membrane (goes on to form the openings of the urinary, reproductive and digestive tracts). The spine grows between them and the two remain connected from their early beginnings as one being in the embryo.

Emotions, Our Avenue of Expression: Both the jaw and pelvis are known to be our avenues of expression – on physical and verbal levels. Think about what happens to your jaw when you are holding back from expressing yourself. Suppressed anger, fear, and negative emotions can cause you to clench and grind your teeth, or build stress in the jaw. Similarly, think about what happens to your body when you are in a stressful situation, can you feel your abdomen and pelvic floor muscles tense up, or your buttocks clench? Years of sexual repression and unspoken feelings can be held in the body as tightness and pain. Fascial Connections: Fascia is the connective tissue that supports and connects every cell, muscle fiber, nerve, blood vessel, and organ. It provides support and mobility for our entire body. A fascial line can be traced from the jaw down into the pelvis. The Cranial Sacral Connection: Another notable connection between the jaw and pelvis is concerned with the biomechanics of the cranial bones and the dural tube, which is a dense sheath of connective tissue that houses the brain, spinal cord, and cerebrospinal fluid. Tensions and imbalances in the jaw can have an effect on the membranes connecting the dura to the skull and affect where it is tethered below in the sacrum. Uneven pressures and pulling in the sacral area can, in turn, affect the cranial attachments and lead to pain, dysfunction, and other symptoms on either end of the craniosacral system. This uneven distribution can cause a multitude of symptoms across all body systems – from your cardiovascular to your neurologic, musculoskeletal, gut, and on. GO HERE to finish this article.

My New Year’s Resolutions for Parenting Teens

PARENTING

by Cheryl Maguire I’m not a big fan of New Year’s Resolutions, but I thought I would embrace change this year. As I reflect back on last year my first thought is, “I survived being a mom to twin teens!” Their fourteenth birthday is in February so this time of year also marks my accomplishment, and yes I view that as an accomplishment. If I’m honest with myself, I can also admit there is definitely room for improvement. Since I know that I can only control my behavior, I plan to focus on what I can do differently as a parent. So here’s my list in no particular order (even though I numbered it—I just like numbered lists).

1.

I will encourage my twin teens to be more independent. During their morning routine, I will remain silent without saying, “Hurry up or you will miss the bus!” I will also give them a list of things they are responsible for such as putting away their laundry, cleaning the dishes and packing their lunches.

2. I will allow them to fail. This is a tough one for me

since I often feel this may somehow be a reflection on me being a bad parent. I also struggle with being a perfectionist. But I realize sometimes “failing” is the only way you learn and grow as a person. So when they ask me to bring to school their forgotten homework or other items my answer will be a hard “no.”

3. I will continue to attempt to communicate with them.

This year whenever I tried to ask my teens questions I heard a lot of one word generic responses. When I ask, “How was school today?” often their response is a one word “good” without any other details. After hearing “good” or “nothing” a hundred times, I was tempted to

give up trying. But I have been told, by more than one person, I’m tenacious so I tried other methods. I found by asking unusual questions or instead of asking questions I offered information about myself that sometimes I was able to engage in what some may consider a conversation. So I’m going to keep trying because when it works, it’s worth the effort.

4. I’m going to nag less and observe more. I never

enjoy nagging, and it rarely yields the results I want. After reading articles and interviewing experts, I learned that making observational comments or questions is much more effective. My favorite one which even sometimes elicits a chuckle is, “Are you working hard or hardly working?”

5. I’m going to let them know when they are doing a

good job. It’s easy to notice all the things a teen is doing wrong such as leaving their towel on the floor, staying up too late at night or eating junk food. It’s harder to point out what they are doing right such as how they did their homework, helped their sibling, or cleaned their room. I plan to notice at least once a day what they are doing right and let them know how proud I am of them. Because they are doing a lot of things right and I am really proud of them. One of the reasons I don’t like New Year’s Resolutions is because often by March people are back to their old ways, their New Year’s Resolutions quickly forgotten. That is why I’m writing it down, so I can reflect on this list and remind myself these goals will help us have a better relationship and hopefully help my teens grow up to be successful adults. And I think that is worth trying something new to achieve it.

Seasonal Postpartum What? by John Small

John Small has taught high school English and History for the past 36 years and English, Writing and Education courses for 20 years at two colleges. As a journalist, he is the copy editor for two magazines, both of which is he also the chief contributing writer. As a consultant, John has assisted published writers with editing and entrepreneurs with business plan writing, power point presentations and marketing strategy planning.

SELF Why do we do this to ourselves every year? Why do we all anticipate the so-called joy and happiness of the holidays every twelve months? Is it all worth it? I’m not too sure, for each of the major holidays we prepare for (or obsess over) are a 24-hour duration, less the sleep one can muster each time one rolls around. So, why do we look forward to and fanatically stress over each for just a few hours of fun? Although Thanksgiving and Easter may run a perennially close second and third, in that order for most people, Christmas Day is the numero uno when yearly holidays are in question. Watching the television news recently, the day after Christmas precisely, the in-the-field newswoman was interviewing customers at Flatirons Mall, one in which I’d shopped for years in and out of the holiday seasons. The focus was on customers returning gifts after the biggest and longed-for holiday of the year - Christmas! One woman, who effusively tells the journalist and camera person that this is the day she waits for; the best day of the year where she can return all of the gifts given her for what she really wants! Really! She goes on to answer the broadcaster’s questions about the multiple shopping bags she’s managed to schlep through the mall’s halls, so to speak. Like an addict, her eyes widen as she explains the deals she gets now that Christmas has passed. She also relays that she starts shopping by the beginning of October each year or nearly three months before the “big day” (or two days as she implies). She ends by saying she can’t wait to start the whole regimen all over again, if not sooner next year, maybe September even, as she giggles along with the newswoman and another shopper standing nearby. The next horrible example was a commercial indicating a woman on a checkout line in a large nationwide Swedish Furniture store, pensively waiting to take advantage of an after-holiday reduced pricing barrage. As she pays the cashier, she hustles toward the exit doors, shuffling her feet forward making haste toward the parking lot. Exiting the store and now running (in red high heels), holding multiple shopping bags of bulky merchandise, she begins yelling repeatedly, “Start the car! Start the car!”, to a visibly nervous and somewhat incredulous husband parked nearby. Once inside the vehicle, she lets out the equivalence of a war whoop, holding onto the passenger safety strap on the inside roof above the door in complete dominance of the capitalist system of retail sales. As her Cheshire Cat smile widens, the ad ends with the few days left to take advantage of the post-holiday reductions at the stores and the addresses of several establishments near the viewer. Is this really what the holiday season is all about?

Unlike most “semi-normal people”, who feel a sense of decline if not “holiday postpartum depression” these women have found a way to reverse the playing field, so to speak! They’ve beaten the system, only to start it all over again in a matter of months, year after year. Good for them! Or is it? Wouldn’t it be better for them if they could only view the Christmas Season with a bit more humble reverence and less gory gift receiving mania or discerning a way to reverse the commercial piracy that inevitably bogs us down like quicksand this time of year? I’m not sure who’s worse, those types of bargain baronesses or the postpartum peasants that feel depression when the season ends. Certainly not the store owners who rake in “the coin” with or without bargains. I, on the other hand do still like the season, but have to admit feel both relief and remorse once it passes. The remorse seems to come from a “spiritual zone” where the Savior’s birth is over and His all important self-sacrificial death is slowly but surely coming around four months later in the liturgical calendar. The relief comes from the anxiety of obligation and stress of shopping for presents is behind me. No, it’s certainly not a postpartum attitude for me, but I’ll accept that over the vampiristic vultures who swoop down and sweep up all of the post-holiday deals in those awful meaningless malls across our nation. Oh, well, it’s over for another year. From the diners and small shop windows that feature temporarily-painted images of evergreen trees with multiple gaudy oversized ornaments and a bright star atop or big red and gold bells and green ribbons draping the toys and wrapped presents abounding to the newspaper ads featuring the industry’s “seasonal pricing” for their wonderful wares and great and needful goods, Christmastime will continue yearly despite those who see it from a different perspective, namely getting things they can or can’t use. Postpartum depression is suffered by those of us who can see past the commercialism and notice not enough people around us who truly appreciate the time for what it is - the birth of the greatest gift-giver of all! Fortunately, there are no limited time-with-receipt-only equal value returns or guaranteed money back for that gift. No reduced prices for a short time only. Just the well-being of a good life in accordance to His Will and Word and the hope for a better hereafter in “His Father’s Mall” where He tells us there are many rooms where your money truly is no good there! Hope everyone had a blessed Christmas and a truly Happy New Year (until next year, when the madness happens all over again).

THE PERFECT CHRISTMAS FOLLOW-UP DINNER by J. Brady After all the gifts are bought, wrapped, and opened; all the parties, gatherings, and get-togethers have happened; and after all the large, lavish, and time-consuming meals have been prepared and eaten, all I am ready to do is finally relax. The holidays, in my opinion, should include some downtime for reflection, merriment, and leisure. In our family, this moment usually comes not on Christmas, but the day after. Traditionally known as Boxing Day, the day after Christmas is a great time to line up a satisfying and crowd-pleasing meal that’s perfect for a relaxing day with friends and family. I prefer something that can be made ahead of time, either the day before or morning of, so you don’t have to spend the whole day in the kitchen like previous days. By the time you reach this day you’ve had enough ham, turkey, and holiday food to satisfy that itch for the next 12 months, so a nice change up is in order. Wanting something different, but still comforting and satisfying, my family’s go-to meal for this day the past several years has been Shepherd’s Pie. My dad started this tradition several years ago and we all love it so much that it has stuck. For those not familiar with this dish, it is a comforting casserole that includes ground meat and vegetables in a deeply savory gravy and is topped with mashed potatoes (the crust) and bubbly cheddar cheese. This dish has British/Irish origins which are great to celebrate on Boxing Day, a day they traditionally celebrate by having friends over and playing board games. For this dish, I use a couple of great Colorado products. First, the gravy includes dark beer so I love to use one of our many local craft beers such a stout, porter, or amber beer. Secondly, for the meat I use ground Colorado lamb. Did you know Colorado grows not only some of the best lamb in the country, but in the world!? For those folks who don’t like lamb, or have never tried it, you can always substitute beef, but I prefer the lamb in this dish and it’s a great way for a “beginner” to try lamb. This dish is also great because you can use leftover mashed potatoes from your holiday meals from previous days. The whole meal can be prepped and thrown in the oven and left to get bubbly and delicious. It’s comfort food at its best! Serve it with the same dark beer used in the recipe (again, I prefer a dry style stout or black lager) or even a nice glass of robust red wine. Invite a few friends over, serve up some of this delicious Shepherd’s pie, have a few drinks, and reminisce about the previous year and revel in the year to come. Merry Christmas, and Happy New Year from J. Brady’s! Enjoy!

Brady Stewart, owner of J. Brady Seasonings LLC started the company in 2017 out of his home in Fort Collins. You can find J. Brady’s at multiple retailers throughout CO and online. www.jbradyseasonings.com

FOOD RECIPE Ingredients: Meat Sauce • 1-1/2 lbs. ground Colorado lamb • 1 cup chopped yellow onion • 2 carrots peeled and diced • 2 cloves garlic minced • 1/2 cup frozen green peas • 2 Tbsp. Canola or olive oil • 2-1/2 Tbsp. All-purpose flour • 2 tsp. tomato paste • 1/2 cup dark Colorado craft beer (stout, porter, brown ale) • 1 cup chicken broth • 1-1/2 Tbsp. J. Brady’s-Gentleman’s Shake British Inspired Seasoning (alt. 2 Tbsp. Worcestershire Sauce) Potato Crust • 2 lbs. mashed potatoes (can use leftover holiday meal mashed potatoes) • 1/4 cup heavy cream • 2 Tbsp. Butter • 1 egg yolk • ¾ cup shredded sharp cheddar cheese

Instructions: Peel, boil, and mash potatoes and cool if making fresh. If using leftover mashed potatoes, mix with egg yolk, butter, and cream. Preheat the oven to 400° F. For the meat sauce, heat oil in a large skillet over medium heat. Sautee garlic, onion, and carrot for 5-8 minutes or until slightly softened. Add ground lamb and cook until browned. Dust lamb mixture with flour. Add beer, chicken broth, tomato paste, and seasoning (or Worcestershire sauce) to mixture. Bring mixture to a boil then lower heat and simmer for 10-12 minutes and allow to thicken slightly. Allow to cool for 5 minutes. Add mixture to 11 in. X 7 in. glass or ceramic baking dish at least 2-3 inches deep. Top meat mixture evenly with frozen peas. Top everything with mashed potato mixture and top dish with shredded cheese. Bake in the oven for 25 minutes or until dish is bubbling and potatoes start to brown. Let rest 15 minutes before serving. (The dish can be made up to a day in advance before baking). Serve with a dark beer or red wine and enjoy!

STUFT a burger bar Offers More than a Good Burger FOOD

by Eve Grzadzinski-Grey Thirty-nine-year-old, Tiffany Helton is a Fort Collins icon. The Co-owner of Stuft a Burger Bar offers inspiration any entrepreneur can sink their teeth into as a success sandwich. In her late teens, Tiffany was making waves as a hard-working employee and moved her progress up the food chain. From door-check girl to handcrafting burgers and milkshakes, she’s harnessed her dreams to the finish line. I experienced her first-born burger bar where dining, quality, and service were well worth my while. I learned more than how Mrs. Helton and her gourmet creations are leaving everyone with a smile. Stuft A Burger Bar has two locations, Windsor and Fort Collins where I made my visit. The décor surrounds you with a comfy atmosphere even during the winter months. Friendly and caring with excellence in service make this NOCO venue enjoyable for any occasion, especially if you’re looking to get a good meal.

Another choice I found delightful is “The Hawaiian” which was tasty. A slice of succulent pineapple tops the burger along with shredded lettuce, red onion and a side of teriyaki sauce. Although I’ve indulged similar recipes, this rich burger was juicy and full of variety to the taste buds. Next, Tiffany was very proud of creating an appetizing red velvet milkshake topped with a cupcake in a bed of whipped cream. She makes a point; the frothy desserts are consistently smooth using an old-fashioned spindle blender. I’ll tell you; I was smiling with each spoonful! In conclusion, I’ll say Tiffany Helton has a real hit on her hands. Seemingly every resident and visitor rave about the classic burger joint. The recognizable establishment serves with volumes of NOCO style and one I’d highly recommend. To read the full article visit www.FoodandForks.com

Most people know the mouthwatering “Hangover” as a menu item with tons of personality. The meal provides grilled natural beef, scrumptious applewood bacon, creamy American cheese and topped with a fried egg. The best part is the bun, where a glazed donut holds everything together. Let me tell you, the combo may sound unique, but they pack the burger with more than ordinary flavor. Whether breakfast, lunch or a latenight snack, this makes an ideal cure.

Home for the Holidays: Unexpected Family Surprises, How to Recognize Your Parents Need Help

Going home for the holidays is a mixed bag. If you are a mom, it means lots of shopping, planning, attending school events, cooking and rushing to get everyone ready to leave home to go visit the grandparents. That old saying, you can never go home again, has some truth to it, because as an adult, we view our memories from childhood through a different, older lens, especially as we start noticing changes in our parents. Getting older is no picnic. As an adult child, heading home for the holidays can mean for the first time, you are starting to notice your parents’ health is beginning to fail or they are having a hard time with their daily activities. Sometimes, these changes are minor, but other times they can be huge red flags of trouble on the horizon. Trouble remembering things, challenges with their sight or hearing and limited mobility can also add to the challenges of aging. As an adult child, we must be respectful of our parents, but we also must pay attention to any frequent signals we receive that we may need to get some help for our parents. Unfortunately, we are living in a time we have increasingly aggressive scammers coming to the door, calling on the telephone or sending emails or text. Seniors can be a target of this kind of relentless assault. If you start seeing any of the following signs, pay close attention: • A new friend is spending a lot of time with your parents, often charging for their services, even if the new friend is socializing with them for several hours, but only actually working for an hour or two

• Your parents seem isolated • Your parents suddenly become very secretive about their finances or their medical situation • You see checks made out to unknown parties or “loans” to friends • New credit card accounts appear or you see strange credit card charges • Your parents are on their cell phone frequently with their mystery “friend” • If your parent is recently single due to divorce or death of a spouse and they join a dating site and frequently communicate with someone they have never met • The refrigerator is empty or your parent cannot remember when they last ate or what they ate • One of their children or a friend has recently moved into the home • You notice your parents are not showering regularly or have incontinence issues • Your parents repeat the same story several times and appear to have short-term memory problems Any one of these signs may indicate that it may be time to have an uncomfortable conversation with your family. You may need to circle the wagons with your siblings and find a qualified elder law attorney and geriatric care manager to consult with to help you navigate this time of change. Empowering your parents by partnering with them through the use of experienced professionals can help keep them safe and living in their home longer, retaining their independence.

Locally Driven Award-Winning App is Heading Toward Big “Usership” by Eve Grzadzinski-Grey There are plenty of small businesses seeking affordable advertising. An award-winning app maintains customer loyalty while costing less than most media. Formerly of Fennell Promotions, Frank Fennell has launched “klosebuy”, engaging customers using direct mobile push notifications and distributive marketing techniques. A significant point is intuitive software and data collection, where cost and interaction for mobile users and advertisers are reaching better communication. Startups and small businesses are looking for inexpensive, effective ways to reach customers. In most cases, print, television, and radio are not affordable for companies. Relying on social media and word of mouth to reach clients. Fennell mentions his catalyst for klosebuy, “I wanted to create something all businesses can afford, and we’ve done that. The task is to grow, connect to locals and build a better business” Seems affordability for advertising on the app is less than $199 per month. Besides cost, saving time is equally valuable. You have the choice, saving time with a channel partner who manages ads for you or do-it-yourself. Explaining his theory, Frank goes into detail for options.

companies who advertise on klosebuy. The merchant’s piggy-back off other businesses in the area capturing their followers. Engagement is just one component building loyal followership and driving customers to the storefront. The point system is another integration embedded in the app. While punch cards are rather cumbersome and archaic, there are shops still using them today. Klosebuy uses points. However, redemptions for the scorecard at storefronts or an online mall featuring over 100K products are available. Points and communication are huge. However, the real gold in today’s digital world is data. The bank of customer info for the app will be massive. Reports accumulate instantly, allowing marketers to adjust on the fly. Also, owners can make intelligent decisions without guessing. The downside for klosebuy is the incubation stage. After 4 + years of development, betatesting got solid results. However, the real struggle is getting the word out.

“We have a do-it-yourself platform and a managed services platform. We won a technology award for the managed- services side. Most business owners don’t have the time, bandwidth or know how to use technology, whereas our channel partners do.”

Instead of executing a huge ad campaign, the app’s followers and online advertisers are boosting the news. In addition, the future is wide with the app’s main messaging directly reaching the mobile user. Apps account for 89% of mobile media time. Gen Y and Z users are more apt to act via a mobile device than any other, so it only makes sense to target through effective use of mobile messaging.

Fennell and his team designed the app with similar characteristics as Groupon. However, the interface for this product is 100% geo-targeted including mobile device marketing, the cost is much less, and the advertiser communicates directly to the mobile user.

Effective results for interacting with users is on the horizon. Not to mention, data will come from local and affiliated businesses where they can tap into and expand. Therefore, the company is setting a goal for peaking success by the end of 2020.

The users opt into a unique promo code produced by a local business, like “XYZ Pizza.” Once downloaded, patrons receive push notifications and promotions leading to direct communication. Since the app drives by location, users will only see their favorite businesses and surrounding

While the technology is being used in the U.S. there’s direction, the app will partner with European markets too. Fennell explains “The innovation exists, but our only focus is on the U.S.”
